BTU is a commercial-driven boiler service, troubleshooting, and repair company serving the five boroughs of New York City and New Jersey. Our work centers on commercial hydronic and steam systems — particularly high-rise multifamily boiler plants — with factory-level diagnostics on modern condensing and control-driven equipment. We take limited residential work.
Troubleshooting is the core competency
We are the company called when someone else couldn’t figure it out. When a fault won’t present while we’re on site, we swap components between units wherever that option exists — isolating the actual cause instead of throwing money at parts that might be it.

Service & Repair
Emergency no-heat and no-hot-water response. Diagnostics on condensing and non-condensing boilers, control boards, sensors, ignition, gas valves, blowers, heat exchangers, leaks, pumps, valves, and near-boiler piping.
Preventive Maintenance
Maintenance agreements, annual cleaning and combustion tuning, seasonal startup and shutdown, condensate and neutralizer service, water treatment, and documented PM reports for building records.
Controls & Optimization
Control programming and configuration, cascade and lead-lag sequencing, outdoor reset and curve tuning, and BMS/BAS integration coordination.
Installation & Upgrades
Burner and control upgrades, domestic hot water plant work including indirects, storage tanks and water heaters, and rigging and demolition coordination.
Warranty & Factory Support
Manufacturer warranty diagnosis, claims, and parts replacement. Factory-authorized service on major commercial brands.
Compliance & Filings
Annual boiler inspections, NYC DEP Certificate to Operate renewals, boiler registration renewals, and NYC DOB NOW filings and Affirmation of Correction support.
